There is no specific digital nomad visa in Mongolia. Working remotely on a tourist visa is a legal grey area. For stays under 30 days it is rarely an issue, but for longer stays you should obtain a proper business or work visa. Mongolia is beginning to explore digital nomad visa options but nothing has been formalized as of 2026.
Visit the Immigration Agency of Mongolia (IAM) in Ulaanbaatar before your 30-day visa-free period expires. You can extend for up to 30 additional days for ₮31,600. Overstaying results in fines of ₮300,000+ and may affect future entry. The IAM office is located near Chinggis Khaan Square.
Mongolian citizenship requires 5+ years of continuous residence, basic Mongolian language proficiency, stable income, and renunciation of previous citizenship (Mongolia does not allow dual citizenship for naturalized citizens). The process is lengthy and approval is at governmental discretion.
Foreigners can own apartments and buildings in Mongolia but cannot own land. Land can only be leased (up to 60 years, renewable). In practice, most expats rent rather than buy. Property ownership requires registration with the State Registration Agency and a valid residence permit.
Central heating in apartment buildings is very reliable — it runs from October 1 to April 15 and is managed by the city utility company. Temperatures inside are kept at 20–24°C. The system is Soviet-era district heating (hot water pipes from power plants). However, power outages occasionally occur during extreme cold snaps.
